What you'll need to register your rental property

Taken from the GOV.UK guidance for landlords. If something isn't listed, see GOV.UK.

Before you start

  • A GOV.UK One Login account (you register with it and can choose to verify your identity).
  • No digital access? A paper-based application is available through the service's support team.

Your landlord registration (free)

  • Individual landlords (including sole traders and English partnerships): details about yourself and your contact information.
  • Organisation landlords (companies, charities, trusts, LLPs, Scottish partnerships): a contact for the organisation, your Companies House number and charity commission number if applicable, and details of directors, trustees or other governing body members where no Companies House number is given.
  • Joint landlords: each landlord registers. One of you registers the property and invites the others.

Each property (fee payable here)

  • Property details, for example address, number of bedrooms and current rental status.
  • A correspondence address in England or Wales.
  • Contact details for any managing agents, superior landlords and freeholders.
  • Payment of the property registration fee (£65 a year, pro-rated during the roll out). You then get a property registration number.
  • HMOs: one registration for the whole property, not each room.

Now or within 28 days of registering the property

  • Evidence of a gas safety certificate (if the property has a gas supply).
  • Evidence of an electrical safety certificate.
  • Evidence of an Energy Performance Certificate.
  • Information about the tenancy, including rent.
  • Any licences, such as a house in multiple occupation (HMO) licence or other licences.

After registering

  • Update anything that changes or expires within 28 days (free of charge).
  • Renew every property on your shared renewal date, 1 year after your first property registration.
  • Anything not listed here: see the GOV.UK guidance, which is the authoritative list.

Register your rental property: common questions

Who has to register their rental property?

Private landlords renting out a property in England that is currently occupied by tenants on an assured or regulated tenancy, including organisations acting as landlords. Supported exempt accommodation is excluded. Joint landlords must each register.

What is the landlord register deadline?

It depends on the property's region. England is split into 9 regions, each with a 3-month registration period, starting with the West Midlands (15 December 2026 to 14 March 2027) and ending with the South West (15 August 2027 to 14 November 2027). You must register before midnight on your region's end date.

How much is the £65 landlord database fee?

£65 per property per year, not subject to VAT. During the roll out the first fee is pro-rated so days before 15 November 2027 are not charged. Registering on 15 December 2026 costs £5.34 (GOV.UK's own worked example). Your landlord registration and any updates are free.

Can I register before my region opens?

Yes. You can register properties in any region from 15 December 2026, so landlords with properties in several regions can register them all at the same time, as long as none is registered after its region's end date.

When do I renew?

All your properties share one renewal date: 1 year from when you registered your first property. A property added later still renews on that same date.

What if I don't register?

GOV.UK says you may face penalties of up to £7,000 for failing to register yourself and your property, and up to £40,000 for knowingly or recklessly giving false or misleading information or continuing or repeated breaches. Your local council may take enforcement action.

Does this apply in Wales, Scotland or Northern Ireland?

No. This service applies to properties in England. Wales, Scotland and Northern Ireland run their own separate landlord registration schemes, so check with the relevant government.

Is this the official service?

No. This is an independent checker, not affiliated with GOV.UK or the government. You register and pay on GOV.UK's Register your rental property service.

Figures are estimates using GOV.UK's formula as published on 29 October 2026. The service decides what you actually pay.
