England's Register your rental property service charges £65 per property each year, with no VAT. Registering yourself and updating records are free. During rollout, your first bill excludes days before 15 November 2027: registering your first property on 15 December 2026 costs £5.34, with renewal on 15 December 2027.

Estimate the fee for your first property
Choose a registration date. This assumes it is your first property; additional properties use your existing shared renewal date.
Worked examples for 1, 5 and 10 properties
These estimates assume every property is registered on the same day and no earlier registration has set a renewal date. Check each property's regional deadline before choosing a date; the later examples are not permission to wait.
| Register on | Renew on | 1 property | 5 properties | 10 properties |
|---|---|---|---|---|
| 15 December 2026 | 15 December 2027 | £5.34 | £26.70 | £53.40 |
| 25 June 2027 | 25 June 2028 | £39.60 | £198.00 | £396.00 |
| 15 November 2027 | 15 November 2028 | £65.00 | £325.00 | £650.00 |
For a full year, 1 property costs £65, 5 cost £325 and 10 cost £650. The official fee is per property, rather than per landlord or per room in a licensed HMO.
How the pro-rata fee works
Divide £65 by the number of days in the renewal year (365 or 366). Multiply by the days until renewal after removing free days before 15 November 2027. Round down to the penny for each property.
For 25 June 2027, the next renewal is 25 June 2028: a 366-day year with 143 free days. £65 ÷ 366 × (366 − 143) gives £39.60 after rounding down. This is GOV.UK's second worked example.
Adding another property later does not reset the renewal date. Use the portfolio planner to compare shared dates across regions. Earlier registration can reduce the first bill but also brings renewal forward.

Landlord register fee questions
Is the £65 landlord register fee per landlord or per property?
It is per property each year. Registering yourself as a landlord and updating records are free. Five properties cost £325 for a full year; the first bill can be lower during rollout.
Why is the first fee £5.34 rather than £65?
Registering your first property on 15 December 2026 sets renewal on 15 December 2027. GOV.UK disregards days before charging starts on 15 November 2027, leaving 30 chargeable days. £65 × 30 ÷ 365, rounded down, is £5.34.
Do I add VAT to the £65 service fee?
No. GOV.UK says the official £65 service fee is not subject to VAT. This is separate from our optional £9 Portfolio Pack, whose price includes VAT and does not pay any government registration fee.
Does buying the Portfolio Pack register my properties?
No. Registration and government fee payment happen on GOV.UK. Our free checker and optional Portfolio Pack help you plan dates and estimate fees; they cannot submit a registration or guarantee compliance.
Do properties added later have their own renewal date?
No. All properties share the renewal date set by your first property registration. Use the portfolio planner for mixed registration dates; the single-property calculator assumes this is your first registration.
